Xavier Homes are able to undertake Knock Down and Rebuild projects for sites of all shapes and sizes. Our Knock Down and Rebuild projects allow you to maximise your existing land and provide you with the home of your dreams.
We provide complete solutions from helping you organise a demolition contractor, through the design and permit process and culminating in the construction of your brand new home that both you and Xavier Homes can be proud of.
1. Initial Meeting & Site Visit
The initial meeting allows us to fully understand your requirements prior to commencing the design of your new home. We will discuss your ideas, needs and budget goals. From this we will formulate a design that suits your block of land, your budget and that, most importantly, you are happy with.
2. Assessment of Regulatory Requirements
It is important to assess all the Council regulatory requirements before commencing a knock down – rebuild project. Your property may be subject to overlays or covenants and may require a town planning permit before construction can commence.
We provide a site assessment to assess the suitability of your property for a knock down – rebuild. This includes such points as:
Is a town planning permit required
Accessibility
Location of trees and vegetation, both on site and on the street frontage
Block size and slope
Street frontage and depth of the site
Existing driveway location
Natural light and sun orientation
Location of neighbouring buildings

4. Demolition
An important aspect of the knock down – rebuild process is the demolition. Before the construction of your new home can take place, the existing house on the site will have to be demolished.
To do this you will have to engage a Demolition Contractor. This is done prior to entering into a contract with your Builder. However, we can help you select your demolisher and we can liase with them throughout the demolition process to ensure that it runs smoothly.
An asset protection permit is also required at this stage for all building works (including the demolition). This is required to cover any damage that may occur to public assets such as footpaths, nature strips etc as a result of the demolition and subsequent house construction. This will initially be provided by the demolisher for the demolition stage and we will apply for an additional permit to cover the building stage.
We advise that the demolition does not take placed until after the Building Permit has been issued.

Once the specifications are decided, the working drawings are finalised. This also includes the provision of engineering specifications, soil test and land survey. From this documentation we are able to provide a fixed price for your Build.
7. Fixed Final Pricing and Proposal
Once the working drawings and associated documentation have been completed we can provide you with a fixed price for your new home and proposal. This proposal includes all your chosen specifications and gives you security and certainty as you head into the construction stage of your project.

Upon completion of your home, Xavier Homes obtains and provides you with a Certificate of Occupancy. We perform a final walk-through with you and arrange a hand-over, providing you with our warranty information and your Home Owner’s Manual
11. Commitment to Maintenance
Our commitment doesn’t stop at Handover. We have on ongoing commitment to you and provide you with a 3 month maintenance period after completion. We also provide a 6 year structural warranty.
